I had a conversation with Bobby, who lives upstairs from the Brewhouse. He's in the process of moving out. His lease is up in April, but is potentially looking to sublease in March. I know from a couple of discussions that some people were potentially interested in the space, although you would have to deal with Chip, water issues, etc. Thought I'd throw it out there if anyone is interested.

We would strongly advise against anyone leasing this space as a residence. It is currently leased as a studio.
How much?
Should CHAOS consider leasing it? It might not be a bad idea for additional storage. Depending on what the layout is, it could be a better space for meetings as well.
(I always thought the upstairs neighbors were squatting as I assumed it wasn't zoned for residence)
We've talked about that in the past, not sure from a financial perspective where we're at on that and if we're ready?

It's an addtional $800 monthly presently - it would be a small strech for us, but based on our current trajectory, we would be able to support it (most likely) before we'd burn through our reserves. However - the current building management is not inclined to expand our space. Anyone who needs some clarity on that point is welcome to speak with Ken or I. We did discuss it with the building owner at our last meeting this month.
Hi all. Just an update, I was brewing last night and Bobby knocked on the door. Stated his lease goes until the end of March, but was interested in subletting the month of March and wanted to know if anyone was interested. His number is 630-677-8539.
Personally, I'd rather use the extra money on updating our current brewhouse and the equipment we use. I think $800 a month could go a really long way, in that regard. I also would not want to live there. Hot water/rodent/slum lord issues would be enough for me to avoid it.
I do not recommend anyone from CHAOS to rent the upstairs space...in fact I strongly oppose one of our members renting the space. If you do sublease or rent the space upstairs you should do so with the understanding that any complications/issues/quarrels that result from the landlord will need to be handled by you alone.
Unfortunately, I do not think our landlord would necessarily see the difference between a member of CHAOS and the 501c3 CHAOS organization. Hence a member of CHAOS renting the upstairs space could put our club into the proverbial a rock and a hard place.
Mark and I have been doing our best to repair our relationship with our landlord and subleasing the space above would most certainly unravel the progess we have made.
